Maintenance Management

Utopia Management’s® in house maintenance department is experienced in all maintenance matters ranging from major improvements to simple repairs and standard upkeep. Detailed records are kept for all completed work and copies of all paid invoices will be sent to you at month end. Utopia’s geographically broad presence and time in the industry have enabled us to build and maintain strong relationships with vendors to provide quality repairs at preferred price rates. We require our vendors to be licensed in order to maintain high quality repair standards. We are also happy to assist in carrying on a positive relationship with your preferred vendors. Technicians and vendors can be dispatched for any emergencies in a timely manner regardless of any holidays, weekends or late/ early hours. Tenants can submit requests with ease through their online tenant portal directly to the maintenance coordinator. ​

Detailed Accounting

Utopia’s accounting department provides comprehensive reporting of all income and expenses for your property. Accounts payable prioritizes the timely payment of recurring and non-recurring expenses associated with your property. Every invoice is reviewed thoroughly by our accounting staff and your property manager to ensure proper billing and payment to the appropriate parties. Strongly negotiated CAM fees are recorded and updated promptly in conjunction with the agreed upon lease terms. Accounts receivable records all payments upon receipt to your owner statement that will be sent to you monthly and easily accessible through your personalized owner portal. Tenants will also receive a monthly statement outlining their monthly fees and any additional charges that they may incur. ​

Rent Collection

Utopia Management prides ourselves in our due diligence and efforts applied to monthly rent collection. With our detailed and comprehensive screening process we will find and place the highest quality renters by requiring evidence of payment capability and documentation of timely payment history. All Utopia generated leases require a 1st of the month rent due date with an appropriate grace period for tenant payments. With our customized rent collection procedures we maintain open communication with our renters and provide simple and easily accessible payment options including a personalized online tenant portal. Many owner’s entrust Utopia to take on their occupied properties and enforce the payment requirements when they are having trouble on their own.
